Our Sweet Sixteen project is located in a traffic-calmed and greened section of Herbststrasse.

It is a classic, but not overly large Viennese apartment building with an adorable historic ambiance. The 8 apartments of the existing building will be lovingly renovated, modernized, and put on the market for sale. Four brand-new apartments will be added in a rooftop addition. These units, sized 32-77 m2, are perfect for singles or couples and floor plans are tailored with this in mind.

All apartments are barrier-free. Almost all have private outdoor spaces facing the exceptionally calm interior courtyard – The only sound you hear is that of chirping birds.

A photovoltaic system on the roof supplies a good portion of the energy used for air conditioning and water heating in the new building section.

Oak planks in the loft addition, fishbone parquet in the historic flats, gray WPC flooring for the outside terraces. High-quality tiling and brand-name installations are used in the bathrooms. Glass bricks are used to achieve additional natural light.

At your doorstep...

There are numerous shops within walking distance. Doctors and pharmacies can also be reached on foot. A short stroll will take you to the multicultural hubbub of the Brunnenmarkt market. The Lugnercity shopping mall is about 10 minutes away on foot and its wide range of shops are open from 9 am-9pm and includes a large cineplex. If you’d rather have arthouse cinema, cross the Gürtel and visit the Admiral Cinema in the 7th district... or head to a Kino am Dach (Cinema on the Roof) showing during the summer months... or to the new Vienna City Library right on Urban Loritz Platz. 


A cultured area...

And speaking of going out... Enjoy good food at the Gürtelbräu, concerts and football game viewings at the Chelsea, or a chilled after-work beer at the Rhiz... The Gürtelbögen archway bars and pubs have their own special charm, which is celebrated to its fullest during the annual Gürtelnightwalk event. If you stay in the neighborhood, all paths will lead you to Yppenplatz, THE square of the 16th district. Here, you could go to a different bar or restaurant every day for two weeks — just sit back and relax. But not for long! There’s always an event on at the Ottakringer Brewery (Feschmarkt, flea markets, concerts, parties, summer cinema...) or maybe a big concert at the Vienna Stadthalle. Oh yes, we can’t forget the gallery Annika handelt, the delicious Turkish restaurant Kent with its delightful garden, and of course the annual Soho in Ottakring art festival... Hop on your bike to reach these places in no time.

Into the green...

Enough of going out, peace and quiet in relaxing nature is what we need. Off we go... Up to the Steinhof Grounds. Pass by the beautiful Otto Wagner Church to get to a meadow with a breathtaking view of the sunset that reaches all the way to Rosental Valley. Almost rurally idyllic. Benches tucked away let you soak up the sun. Wild blackberry hedges. Children flying kites. Couples in love, old and young alike. Cyclists and joggers. A picnic in the grass. Pure satisfaction. Or walk up through the vineyards to the top of Wilhelminenberg someday... take in the wonderful view of Vienna from the Schlosspark — and then go enjoy a classy dinner at Villa Aurora or a glass of wine at one of the Heurigen, or local wine taverns.

If you’re looking for a nearby place to go for a run in the evening, try the Auf der Schmelz grounds.



Tramway No. 9 and Bus No. 48a are right around the corner. The U6 subway line (Burggasse or Thaliastrasse) is about 10 minutes away. Not within walking distance, but easily reachable, are the Westbahnhof railway station and the U3/S45 station Ottakring. By car, you can quickly reach the Gürtel — or take the other direction to hop on the Flötzersteig towards the west exit of town. Or hop on your bike and ride down Hasnerstrasse on the bike lane.

There’s reason to be happy — a beautifully renovated, scaffold-free façade is shining down on us in Herbststraße and the last of our restored historic apartments has been completed!

By the end of the year, the general contractor who purchased the attic flats from us will have finished renovation work on the entire building (including the attic conversion, elevator, stairwell, and courtyard), and then it’s... Charming all over!

Another four historic apartments have been finished – and they really are lovely! The completion of another apartment is just a matter of weeks, while the last four flats, which were turned over to us at a later date, are still in the early phases of renovation. The former toilets in the stairwell hallway have been converted to storage space, the overhaul of the supply mains is moving forward, and a large, dark hole shows where the elevator shaft will soon be inserted. This means that we are still solidly in the middle of our building project.

The attic conversion, which we sold in its raw state after obtaining building permits, is no longer in our hands, but it is taking shape and moving along as well. This leads us to conjecture that the entire building will be finished by winter at the latest, and will no longer be a construction site, but a wonderfully renovated apartment building with the incomparable sweetness of the 16th district.

After the successful sale of the raw attic (with building permits), our focus is now on the complete renovation of the historic apartments. The apartments will be finished one after the other by the summer of 2017. Although some parts of the building still look like a messy construction site, the first apartments are already finished and ready to move into. We are turning over the keys to the first charming apartment today, and the second will follow next week. We wish the new owners all the best in their lovely new home!

The steel frame of the roof is up, the walls are white, and the flooring of the historic section is laid: Progress is good! Soon, the very first apartments will be finished.

Up on the roof, the attic has been opened up in preparation for the upcoming construction work. In the historic apartments, screed is poured and the walls are plastered and sanded. Apartments 4, 5, & 11 will be finished in early December – right on schedule.

The scaffolding is up and stretches high into the 16th-district sky — up to where our four wonderful rooftop apartments will be built. And the historic building section has already been outfitted with new windows. The raw installations have been laid and interior work is moving ahead at full steam.

Construction work has begun — earlier than expected!No stone has been left unturned in the historic apartments, laying the way for an in-depth renovation.

The project is currently still in the process of obtaining permits.
A groundbreaking ceremony is planned for summer 2016.
